General Excavation and Building Foundation
The general excavation for the building foundation is created to the appropriate depth depending on whether a basement exists or not and until a stable ground has been reached. The surface of the excavation is paved with concrete type C16-20 allowing for the prevention of oxidation of the reinforced steel type S500 that is used in the foundation. Casting and construction of the foundation with high quality reinforced concrete type C20-25 is carried out as per the static specifications and the enforcement of the regulation of concrete technology 1997.
Pillars Beams Concrete Slabs & Staircases
These are all first wood formed and then reinforced with steel type S500 according to specifications. They are then covered with high quality concrete type C16-20 or C20-25 and the exterior surfaces of the reinforced concrete are covered with an insulating material DOWN 5-8 cm, wherever required for excellent heat insulation of the building.
Exterior and Interior Walls
Exterior walls are composed of a double brick forming a cavity filled with an insulating filling for better insulation from cold and heat. Reinforced cement with steel, one at the height of the window sills and one at the window and door headers are constructed for maximum building strength. Interior walls are constructed with a single brick skin and with reinforced cement at the same height as the double exterior walls.
Ceramic Sloping Roofs
The roof frame is constructed with Swedish processed wood. Externally the roof is lined with a tarred insulating material type PETROFLEX special for roofs, for water proofing. Next layer is an insulation material that is applied on for better insulation of the building from heat and cold. Finally red ceramic roof tiles type Panagiotopoulos or Chalkidas are then placed.
Internal Sloping Roofs
Internal roofs are constructed with timber if clients want a vaulted ceiling. The thickness according to static specifications of the supporting wood. The roofs are lined internally with Swedish timber and varnished or painted with oil paint allowing the possibility of colour choice for off plan projects.
Plumbing Installation
Underground plumbing via a water meter, placed by the local council, leading from boundary of the property towards a distribution box located inside the dwelling. Inside the house the installation course is beneath the flooring. Inside spiral conduits in case replacement of water pipes becomes necessary, end up at different points of the house, kitchen, toilets and exterior taps etc. Also sanitary articles for toilets as well as accessories, hot / cold water taps including the taps for the kitchen sink and the connections for washing machine and or dishwasher, are all included in the installation. The dwelling/s waste connection leads to a drainage network, where that exits to an absorbent septic tank which is included in the installation. Finally, guttering is installed wherever necessary.
Electrical Wiring Installation
The electrical connection is achieved through a current gauge, which is placed outside the house, by the power supply company, leading to a main distribution fuse box located inside the house and to all rooms through wiring in the walls. All wiring can be monitored through shunt boxes placed at various points in the walls. Each room includes a full installation of lighting points, switches, sockets for the television and telephone by the Legrand brand. The main fuse box is equipped with a safety circuit breaker and individual fuses for the hot water heater, stove, fridge, air-conditioning, ect. Electrical installation for air-conditioning is provided. Actual Light fittings are bought by the customer and installed by KVD.
Wall Plastering
Inner and outer walls are plastered in three coats. The first is splashed plaster for better adhesion of materials on the surface is made up of cement and sand. The second a rough coat consisting of cement, sand and lime and the third a thinner finer layer of white cement, lime and marble for a smooth white surface.
Ceilings & Floors
Level ceilings consist of reinforced concrete, internally plastered and painted with high quality paint. Outer and Inner floors,verandas and staircases are tiled with " group A" tiles from Spain or from Italy "group 4". Outside tiles can be chosen or a continuation of the same tiles from inside the house can be used. A large selection of tiles is available. At points where tiles change for example, doors marble is placed.
Bedroom Wardrobes
Bedroom wardrobes, whether or not they are built-in, depending on specifications, including drawers, shelves and hanging rails. The frame is made of melamine and the doors of 4.1 MDF, either in the colour of wood or any other colour from our selection.
Interior & Exterior doors and windows
All Interior doors have a frame and are made with 4.2 MDF, in a wide selection of colours and styles.
All external doors and windows and shutters are composed of white or coloured aluminum. EXALKO type S 101 ALBIO is used on the opening kind and on the sliding ones ALBIO 205 is used. Shutters are type ALBIO 3050214. The glass panes are double 4/12/4 for better insulation. Fly screens type Sital are included. On the main entrance door, a new safety lock is placed upon completion of construction.
Kitchen
Kitchen cupboards are installed on the floor and on the walls according to the plans up to 10m, includes worktops, a double sink, frankie cold/hot water tap and a frankie extractor. All cupboard frames are made of melamine and the doors are MDF. A wide choice is available. Walls between the counter tops and the upper cupboards are tiled with your choice of tiles. Electrical appliances, cooker fridge etc are included unless otherwise described in a specific contract.
Bathroom
Bathroom walls and floors are covered with tiles of high quality and design and are chosen by the customer. All tiles are from the "A class" range. We install the highest quality of sanitary ware.
Painting & Exterior work
External walls are plastered and painted with the highest quality paint or they can be covered in stone or a combination of both. Internal walls and ceilings are painted with a wide selection of colours. Sloping roofs, are varnished and painted where applicable. Window sills in marble or local stone can be installed for an extra cost. Exterior work such as lighting with light fittings and outside taps and verandas are subject to your contract. Exterior stone walls, driveways and parking areas are included in a full landscaping package at an extra cost discussed and settled at the time of contract.
